You can offer your furnished apartment in Hamburg or Berlin comfortably via our online form for landlords. Do you have questions about the placement opportunities for your furnished apartment in Berlin or Hamburg? Our team members will be happy to help you.

Professional marketing for furnished apartments

creating the exposé

One of the most important components for marketing your furnished apartment is the exposé. Your detailed information, floor plan and excellent pictures (provided by us), are the basis for the exposé. You only have your floor plan on paper? No problem, we’ll digitize it. With these components we can create a compelling and informative exposé for your furnished apartment in Berlin or Hamburg.

you’d like to offer several furnished apartments?

For marketing and renting out a large number of furnished apartments (or apartment buildings), you can rely on competent support from City-Wohnen. We have years of experience and can provide you with a continuous, professional assistance.  With us as your partner, the door to the market for temporary apartments in Berlin and Hamburg is wide open.

finding a tenant

Once all of your data is complete, we offer your apartment to potential tenants whose profile match. Your property is also optimally presented on our website. In addition, we advertise your furnished apartment both on our network websites and on the most important real estate portals such as Immobilienscout 24, Immowelt, Immonet, Xpat Rentals, Nestpick, Ebay-Kleinanzeigen, Hamburger Immobilien etc.. To ensure that everything goes smoothly, you will be emailed our extensive information for landlords with your order confirmation.

Once we have clarified detailed questions with the potential tenants and a viewing is requested, we’ll schedule a viewing. Many people decide very quickly at a viewing because they generally just want to confirm if the apartment actually meet their expectations. If you grant your permission, we’ll also offer your apartment to those customers who cannot come to Hamburg and wish to book an apartment directly without a viewing.

keep us informed

We will offer your apartment and advertise it on real estate portals until it is rented. In order to avoid unnecessary costs and of course the disappointment of other interested parties, we appreciate it if you notify us as soon as possible once the apartment is taken.

Contracts etc.

lease agreement

Once you have decided on a tenant, just let us know. We will stop offering your apartment, cancel the ads, and draw up the rental agreement (our contracts were inspected by lawyer).

handover, checkout and even more...

City-Wohnen gladly takes care of your apartment handovers, checkout and other tasks. These are premium services and subject to fees which are handled differently at City-Wohnen Berlin and City-Wohnen Hamburg due to regional differences.

If you’d like to take care of these tasks yourself, we have some advice for you:

  1. Handover
Make an appointment for the handover with your tenant. You can tell your tenants about the features of your apartment so he’ll soon feel at home. In addition to a handover protocol in which you, for example, note the condition of the apartment, we always recommend that you provide an inventory list which is countersigned by the tenant and landlord. All the essentials (such as TV, etc) should be noted in the inventory. This helps to avoid misunderstandings between you and your tenant at a later date.
  2. Availability
Will you be difficult to reach in Hamburg or Berlin during the rental period? Nevertheless, provide your tenant with a phone number or email address where you can be reached. It is always helpful if you ask your building’s caretaker, a friend who is familiar with your home, or a neighbor to act as a contact person. Is there a broken water pipe in the apartment above you? A cold snap in the fall and the heater does not start? Your tenants will certainly be pleased if you left an emergency phone number for cases such as these.
  3. Check out of the apartment
Arrange an appointment for the check-out of the apartment in a timely manner and write a protocol. Check the handover protocol and the inventory list point by point with your tenants, and record keep all the details such as the condition of the furniture and apartment, if all the keys are returned etc.
  4. Deposit
If all accounts are completed for the rental (for example the final cleaning), the deposit can be repaid.

Liability insurance

Accidents can happen to even the most careful tenant. When it comes to a third party liability claim on a piece of furniture, renovation or replacement can be expensive. Many insurance companies will not accept liability in this case. This is why we offer our special liability insurance for you and your tenants, which is free for the first year, as an additional service. Discuss this with your tenant during the handover so that your tenant informs you immediately if an accident occurs.
