City-Wohnen gladly takes care of your apartment handovers, checkout and other tasks. These are premium services and subject to fees which are handled differently at City-Wohnen Berlin and City-Wohnen Hamburg due to regional differences.

If you’d like to take care of these tasks yourself, we have some advice for you:

  1. Handover
    Make an appointment for the handover with your tenant. You can tell your tenants about the features of your apartment so he’ll soon feel at home. In addition to a handover protocol in which you, for example, note the condition of the apartment, we always recommend that you provide an inventory list which is countersigned by the tenant and landlord. All the essentials (such as TV, etc) should be noted in the inventory. This helps to avoid misunderstandings between you and your tenant at a later date.
  2. Availability
    Will you be difficult to reach in Hamburg or Berlin during the rental period? Nevertheless, provide your tenant with a phone number or email address where you can be reached. It is always helpful if you ask your building’s caretaker, a friend who is familiar with your home, or a neighbor to act as a contact person. Is there a broken water pipe in the apartment above you? A cold snap in the fall and the heater does not start? Your tenants will certainly be pleased if you left an emergency phone number for cases such as these.
  3. Check out of the apartment
    Arrange an appointment for the check-out of the apartment in a timely manner and write a protocol. Check the handover protocol and the inventory list point by point with your tenants, and record keep all the details such as the condition of the furniture and apartment, if all the keys are returned etc.
  4. Deposit
    If all accounts are completed for the rental (for example the final cleaning), the deposit can be repaid.

Liability insurance

Accidents can happen to even the most careful tenant. When it comes to a third party liability claim on a piece of furniture, renovation or replacement can be expensive. Many insurance companies will not accept liability in this case. This is why we offer our special liability insurance for you and your tenants, which is free for the first year, as an additional service. Discuss this with your tenant during the handover so that your tenant informs you immediately if an accident occurs.
