What does the lütt service package offer?

lütt → the small package

lütt may mean small in Hamburg, but for some it is just right. This package suits you if you prefer more direct contact with your lessees but still need perfect marketing for your apartment and expertise and legal security you can depend on. Do you need more service? Take a look at our plietsch or kommood packages. The lütt service package offers our standard agency service for 10% of the monthly rent plus VAT.

What does the plietsch service package offer?

plietsch is pretty smart! If you need additional security and support from us, opt for this service package. For example, we provide you with all important templates, lessee checks (on request), and a prepared housing provider confirmation. In addition, 360° photos are free of charge if your apartment is large enough and available for at least 1 year. The plietsch service package offers our high service for 13% of the monthly rent plus VAT. The commission is calculated over a maximum rental period of 24 months. If the lessee stays longer than 24 months, no further commission is due.

What does the kommood service package offer?

kommood → the relaxed package

kommood means convenient, and so is our full-service package. Your apartment is in a central location? You don't have time to take care of all the inquiries and answer thousands of questions? You can't do the inspection appointments yourself let alone the lengthy apartment handovers? Then this package with the full field service is the perfect one for you. The kommood package offers our full service for 15% of the monthly rent plus VAT. The commission is calculated over a maximum rental period of 24 months. If the lessee stays longer than 24 months, no further commission is due.

Our service package kommood is available in the central districts of Hamburg (further districts by agreement).

When do I pay the commission?

As soon as we have brokered your apartment and the lease agreement is signed by both parties, you will receive an invoice for our service. The commission is based on the complete rental period; including rental period extensions. The basis for the commission is the all-in rent advertised on City-Wohnen including all ancillary costs. Our service packages have different terms.

Would you prefer to pay monthly? We offer you optional installment payments via rent management at no extra cost.

How does paying the City-Wohnen commission in installments work?

With our rent management you have the option of paying our commission in installments at no extra cost. This means that the rent is transferred to City-Wohnen. After deducting the monthly commission, we immediately transfer the rent to your account. A great advantage is that we monitor the rent payments, so you benefit from our expertise and better payment practices.

  • Book this free service before we draw up the lease agreement.
  • City-Wohnen is merely listed as the payee in the lease agreement. You do not assign your rental claim to City-Wohnen, and you retain the full claim to your rent.
  • Once the rent has been received by City-Wohnen, the rent will be transferred to your account minus the agreed-upon service charges.
  • The duration of the commission payments depends on your service package. City-Wohnen’s commission claim towards the lessor is maintained at all times and is not dependent on the rental payments.
  • City-Wohnen is not liable for late payment, loss of rent, or advancing rent to you in the event of late payment. In case of late payment, we ask your lessee to pay one time.
  • City-Wohnen expressly does not assume any property management tasks or rent collection.
  • At the end of the rental period, you will receive final invoice and a year-end statement for your tax return upon request.

Where is the security deposit held?

According to tenancy law, lessors are obliged to hold the security deposit in a separate account. This also applies when renting out a furnished apartment. If you have booked the kommood service package, we offer you the option of holding the security deposit in our separate escrow account. You can find more information about the deposit here: Deposit

Security checks offer peace of mind

On request and when possible, we will take care of an inland credit check via Schufa or Crefo check, request proof of income, or a self-disclosure form. We offer this service on request for the plietsch and kommood packages.
