How do I receive offers?
Either contact us by email or telephone to get further information, or start the search right away by filling out the registration form. Once we have your search profile, we will provide you with offers accordingly. You will be able to contact the landlords immediately to set up an appointment. The registration form is also available for download in PDF-format.

How many offers will I receive from City-Wohnen Hamburg?
Should you not find the right flat at once, the search service continues and we will provide you as many offers as necessary. City-Wohnen Hamburg will only charge a commission fee in case of success. Should you need additional offers, simply let us know. Furthermore we will alert you when new offers become available.
Are the offers on the website up to date?
This we can answer with a definite yes! At least to 99%, as there will of course always be offers that have just been rented out. We keep in very close contact with our landlords and operate with an extensive and constant system of file maintenance, so the chance of being disappointed is small. Our site is updated several times a day.
How much does it cost?
First of all we only charge a commission fee if your search was successful, otherwise our service is free. When an agreement has been reached with the landlord, we charge a commission fee that is calculated according to the length of your stay and the monthly rent. Should you extend the duration of your stay the commission fee goes up accordingly until the maximum fee of 160 % has been reached.
Getting in touch with landlords
City-Wohnen will provide you with offers and contact details promptly, so that you may contact the landlords immediately to see if you may come to an agreement. Please note that while the street is provided in the details, house numbers are not. You will receive them from the landlord when you set up an appointment.
Most landlords prefer to see their new tenants or will at least want to hear your voice. Making a personal impression is important, so while email is often provided, call if possible.
You don´t speak German?
If you worry about the language problem: Most of our landlords speak English. We know who does not and in those cases, we will let you know, and arrange appointments for you. Should you encounter a problem, please call us.
You have no possibility to view places?
In this case, please inform us. We look for offers that may be rented without prior viewing.
You can not reach the landlord?
Should you be unable to reach a landlord, and repeated messages produced no result, please inform us. Please be aware, that some people check their e-mails only sporadically and that it may be better to just give them a call.
Viewing appointments
It is very important that all parties concerned keep the arranged appointments so that nobody has to be disappointed or annoyed. It is best to reconfirm an appointment and make certain if you have all the necessary information, especially the house number. This is not provided until an appointment has been made. Please inform the landlord, if you can not make it in time. As soon you have decided on a flat, please cancel all other appointments you may have arranged.
You found the right place. What now?
Please inform the landlord and make sure you have spoken about all important issues. As soon as you have come to an agreement inform us. If you need assistance or if you have questions, we will be glad to help.
Things that should always be discussed: The period you want to rent, an appointment to sign the lease, how rent and security deposit are to be paid, and into which bank account, an appointment for a walk through and hand over of keys.
Tenancy agreement
City-Wohnen provides a rental contract for short term lease. You have the option to sign a tenancy agreement right at the viewing; our landlords are provided with our rental contracts. Please ensure to make a written note of any additional agreements. In case a viewing was not possible, the contract can be exchanged by fax or e-mail. The actual contract has to be signed in German, but a translation is provided for your convenience. If there are any questions, do not hesitate to contact us, we will be glad to help you!
Rent and security deposit
The lease exists between you and the landlord, therefore rent and security deposit are payable to the landlord. On request the security may also be deposited with City-Wohnen. The first months rent and the deposit are typically paid by the tenant at the latest when the keys are handed over.
You shall receive the deposit back after you have moved out of the flat, or returned the flat in an orderly manner to the landlord. Does the landlord receive additional money from you, because you have used his telephone connection for example? There is normally an agreement made between the landlord and the tenant, that any outstanding costs can be offset with the deposit, as soon as the last bills have been received. Do not forget to take a receipt of your deposit if you have paid it in cash.
What other formalities are to be observed?
Make sure to carry out an orderly handing over of the apartment. This should also include a written log and inventory list. It is recommended that the current state of the apartment and the furniture should be noted. If an all inclusive rent has not been agreed, it is recommended that you make a note of the gas and electricity meters. As with the rental contract, there should be two copies of the forms (one for the tenant and one of the landlord), each signed by both parties.
You should go about this the same way when you are moving out or handing the flat back to the landlord. Make sure to arrange an appointment for this in good time. The landlord will check the apartment with you and attend to the outstanding formalities.
An appliance broke down?
Of course this might happen sometimes. Please inform your landlord immediately to arrange repair and settlement of costs between you. Our personal liability insurance might be very helpfull.
For any leases that run for a period of up to (and including) 12 months, we offer free third party insurance covering damage to furniture. Your landlord will already have been sent the forms, simply sign them and send us a copy. For periods over 12 months, you can of course obtain additional coverage for € 60.- per year. Please inform us as soon as possible, so that we can notify the insurance of the incident in due time.
Household content insurance, is bound to the object, not to a person, therefore if the flat or apartment you rent is already insured, the insurance will also be valid for the time of your stay. Be aware though that household content insurance does not cover rented furniture.
Is the agreed rent period binding?
The rent period agreed upon in the lease is binding to both parties. If you need to leave earlier, please speak with your landlord to see if some new arrangement can be found. As you will have seen in the contract of agency the commission fee is basically non-refundable, but if the remaining period is rented out through our service, we will refund the fee in part accordingly.
Is my landlord entitled to enter the accommodation during my lease?
Your landlord may only enter the accommodation after he has consulted you, otherwise only if it is absolutely imperative. In case the accommodation is to be rented out again after the end of your stay, you are obligated to enable the landlord to show the place – any appointments to be arranged in agreement with you.
Cleaning & care
Rented property is to be treated with due care. At the end of your stay a walkthrough with your landlord takes place in which it is determined if the property is in good condition. A cleaning fee is often additionally noted in the rental contract. If not, we can recommend a company to you.
Final cleaning
Some landlords provide for a final cleaning at the end of your stay, and the fee is charged to you. Such an agreement is part of the lease, and to be stated therein.
Moving out - What needs to be done?
Please arrange an appointment with your landlord for the walkthrough and hand over of keys in due time. You and your landlord will go through the property together to check its condition. If everything is in order, the security deposit will be refunded to you promptly.
