Do I have to pay anything for your services?
No, our service is free of charge for landlords. The only thing we are asking for is a bit of your time. In order to find the right tenant for you, we need some information about your offer and your wishes. The more we know, the better we can do our job.
What accommodation can I offer?
City-Wohnen Hamburg specializes in brokering furnished apartments or flats that are to be rented out for limited periods. Offers should be available for at least one month.
Only furnished flats, apartments and houses of good quality are accepted. The focus is not just on designer furniture. What matters is that tenants will find the place well cared for, modern and welcoming. It is very important that the price-performance ratio is in balance. If you are unsure please consult us.
What services does City-Wohnen provide?
First thing we take care of is professional marketing and professional advisement. After composing an exposé including photos, we will advertise your offer in the best possible manner. We do have a lot of experience and can tell you a lot about the do´s and don´ts. We also advise you regarding the current market situation.
In the majority of cases your offer will be advertised anonymously on the most important real estate internet portals, as well as on our own homepage. Regularly, according to the market situation, we also advertise in the print media.
Your apartment will be offered to suitable interested parties on our actual customer list, most of them are companies.
Your apartment will be posted on the homepages of our alliances, as there are: www.zeitwohnwerk.de and www.mitwohnzentrale.de.
The decision, which tenant fits your wishes, will of course remain with you. Once you have decided on someone we will help and advise you regarding the tenancy contract, insurance and any further questions that arise.
City-Wohnen does not simply advertise
Advertising is important, for sure, but this is not the only way we can help you. We will search actively suitable tenants for your apartment or flat. City-Wohnen has a large customer data base, including a large number of companies that have been using our services steadily for many years. Should your offer fit one of our customers needs, we will immediately propose it and enable them to contact you to make an appointment.
Will I be able to select the tenant myself?
This decision will of course remain with you. We will assist you in narrowing down the selection, simply tell us what you are looking for and we will look accordingly. The more we know about your priorities in this regard, the better we will be able to work for you.
How are appointments for viewings set up?
Mostly our customers will contact you directly in order to set up an appointment; in some cases we may contact you on their behalf to set something up. When potential tenants phone you directly it has the benefit that you will already be able to form a first impression about them, and help you in your selection early on. Please remember to provide your house number when setting up appointments, as we feel it should be your decision who gets your exact address. Should you need to reschedule an appointment and have lost or forgotten our customer’s phone number please contact us.
What information do your customers get about me?
City-Wohnens customers will only get a description of the offer, the street it is located and your name, phone number(s), and email as provided by you. They do not get your house number, as we feel it should be your decision who gets your exact address. Please remember to provide your house number when setting up appointments.
How will I be contacted mostly?
You will mainly be contacted by phone. If you have provided an e-mail address please check it daily. Especially those of our customers, who are searching from abroad, may well prefer to initiate contact in this way because of differences in time zone or simply to cut down on long distance charges. Should you not use your e-mail regularly, please let us know.
Keeping appointments
It should be self evident: when an appointment is made it should be kept, or the other party informed in good time if this is not possible. To avoid aggravation it is best to be very clear about the exact time the viewing will be held, to double check the phone number and make sure that the full address is known – Our offers do not specify the house number!
Tenancy agreement
Once all the data concerning your offer has been registered here, you will be supplied with our form for lease contracts. It has been drawn up specifically for short term leases, and of course been checked and approved by an attorney. You will be able to set everything in black and white immediately should you come to an agreement with a potential tenant during an appointment. Please contact us in case you have questions or need assistance.
Third party insurance
City-Wohnen offers its customers third party insurance free of charge for leases up to one year. If desired the coverage can be extended (€ 60.-/year). The insurance is of course mainly an advantage for the tenant, whom the insurance covers, but ultimately offers you more security as well.
I have found a tenant, how do I proceed now?
Our legally proofed rental contract can be used for temporary rental contracts. You shall receive this in the initial post which you, as landlord, receive from us. Please mind that the actual contract has to be signed in German. A translation is provided for your convenience. The rental contract should be issued in two copies, both of which have been signed by the landlord and the tenant. Thus, both the tenant and the landlord receive a copy.
We will stop advertising, so that you will not be bothered by any further inquiries. Keeping the offer on-line, after it has already been rented, can only annoy you and our other customers.
What other formalities are to be observed?
You should have a lease, the first rent and the security deposit in your hands before you hand over the keys.
In addition it does make sense to carry out an orderly handing over of the apartment. This should also include a written log and inventory list. It is recommended that the current state of the apartment and the furniture should be noted. If an all inclusive rent has not been agreed, it is recommended making a note of gas and electricity meters. Please note how many keys have been handed over to whom. Two copies - signed by and handed out to both parties - should also be made. The same procedures should apply to the taking back of the apartment. While it entails a bit more effort and paperwork doing things in this manner, this often avoids a lot of arguments and puts you in a more secure position.
Inventory list
Of course you can take a note of every single detail … it is up to you to do so, if you like. But most landlords use collective terms such as “cutlery, dishes” etc. Objects of particular value should of course be more explicitly noted in the inventory list. With a television, for example, the exact make should be noted.
When does the tenant pay the deposit and the first months rent?
The first months rent and the deposit are normally paid in advance or at the handing over of the apartment. Many landlords demand a payment in advance, should the rental period begin at a later date. All receipts of cash transfers (rent, deposit etc.) should be acknowledged in a written manner.
Can I enter the accommodation during the lease?
You may only enter the accommodation after consulting your tenant; otherwise you’re not entitled to do so. In case the accommodation is to be rented out again after the end of the lease, your tenant has to enable you to make appointments, which have to be arranged in agreement with your tenant.
Cleaning and Care
Rented property is to be treated with due care. At the end you can arrange a walkthrough with your tenant to determine if the property is in good condition. A final cleaning fee is often additionally noted in the rental contract.
