The terraced house in beautiful Niendorf is wonderfully green and yet well connected. Supermarkets can be found within a 17-minute walk and around the underground station Niendorf Markt, which is about 2 km away, as well as in the Tibarg Center shopping center. The nearest bus stop is on GarstedterWeg, about 700 meters away.
Description
This is a completely renovated mid-terrace townhouse in Hamburg-Niendorf featuring a front yard, a large west-facing backyard, and a terrace with lounge furniture. The townhouse underwent a complete renovation in 2021 and offers high-quality finishes, highlighted by premium furnishings from renowned brand manufacturers and custom-built cabinetry. It spans 86 square meters, occupies both the ground floor and the first floor, and is heated by underfloor heating. The flooring is wood-look vinyl. A bicycle parking space in the courtyard is available, and a car parking space is available as an option (additional cost).
The rooms are located on the ground floor and first floor; the basement contains a storage room and a laundry room. The walls are plastered and painted in soothing colors. The living area with dining area is on the ground floor, with access to the terrace and garden. The furnishings include a large corner sofa with a coffee table, as well as a flat-screen TV (62-inch, HD) with Telekom Entertain. A Sonos One smart speaker is also available. In the dining area, a table with four chairs provides space for dining or working.
The open kitchen features a modern built-in unit that offers plenty of counter space. The kitchen is separated from the living area by a counter with two bar stools. All essential appliances are included, such as a ceramic cooktop with an exhaust hood, an oven, a dishwasher, a fridge-freezer, and other small appliances.
The house has 2 bedrooms on the first floor, one with a luxurious Beluga box spring bed (Belgian brand) (180 x 200) with a topper, high-quality bedspread, and pillows from Linara in the same fabric as the bed, as well as a wardrobe; the other with a smaller pull-out bed (80x200 or 160x200) as well as a wardrobe and a small table with 2 chairs. The bathroom, featuring a rain shower with glass partition and toilet, as well as towel and floor heating, is also located on the 1st floor. Blankets, pillows, bed linens, and towels are provided. The utility room with a washer and dryer is located in the basement. The basement staircase has a height of 1.70 m, which is 30 cm lower than the DIN standard.
The rent includes the following costs: the broadcasting fees, and the utilities as advance payments. The meter readings are read and billed according to consumption. Internet is provided. The deposit is 1-2 months rent.
The car parking space can be booked in addition, costs plus 150,- per month. The tenant has to take care of the garden, a gardener can be organised (costs in addition) each 14 days.

How fast can I find a furnished apartment?
That depends on how decisive you are. If, for example, you register with us in the morning with a concrete booking request, there is a high probability that you can sign the lease agreement for interim living on the same day.

Can I book the interim apartment immediately?
You want to book a furnished apartment right away? Many lessors agree to rent their apartments without a personal appointment. Just register with us online and let us know which apartment you want to book directly. Then we’ll take care of the arrangements. As soon as the lessor agrees, you will receive your booking confirmation and we will draw up the rental contract. As an agency directly on site in Hamburg, all apartments are known to us and were photographed by our photographer.
Can I visit the temporary apartment beforehand?
You are already in Hamburg and would like to visit the apartment before deciding? We’ve got you! City-Wohnen Hamburg lessors choose whether they keep the keys and make appointments directly with you or if City-Wohnen takes care of the keys, scheduling, and showing the apartment. You will always get an individual appointment. We do not have group appointments with many apartment applicants.
What is included in the rent?
Usually, the rent listed includes all ancillary costs. If any costs are not included, these exceptions are noted in the apartment description. In the case of a lump-sum rent, there is no further billing according to actual consumption. Sometimes consumption costs, electricity and water for example, are set as an advance payment. Do I have to pay a commission?
No. For you the lessee, the apartment brokerage is free of charge as per German law (Article 1, section 1a of the WohnVermittG).
Information about the broadcasting fee
The broadcasting fee is usually included. If it isn’t, you must register the apartment with the public broadcasters (Rundfunkanstalt) and pay the fee yourself. This obligation exists even if there is no radio or television set in the apartment. The contribution is currently € 18.36 per month and per apartment, billed quarterly. (As of 01/23).

Where do I get the housing provider confirmation?
In general, registration with the Hamburg authorities is possible for all furnished apartments brokered through City-Wohnen. Lessors are legally obligated to provide this confirmation. In most cases, we prepare the housing provider confirmation for you.

Apartment availability and updates
Our website is updated several times a day. Despite our best efforts to keep the website current, there may be short notice changes due to direct bookings, changes in dates or conditions, etc. Therefore, City-Wohnen Hamburg cannot guarantee availability, but if an apartment is already rented, we will be happy to keep looking for the perfect apartment for you!
Liability regarding apartment details
All apartment descriptions are based on information provided by the lessors. City-Wohnen therefore assumes no liability for the accuracy of the information. In particular, details regarding living space (given in square meters) has not been re-verified or re-calculated.
All apartments are photographed by City-Wohnen at the time of the initial commissioning. In some cases, the lessors’ own photos are published if the photo session does not take place immediately after the commissioning. Whether or not there is an apartment inspection immediately before a handover depends on the service package selected by the lessor. The year of construction is not verified by an inspection of the building authority’s file.
