Centrally located in Barmbek-Süd, bordering Uhlenhorst. The Kuhmülenteich pond is just a few minutes away, and from there you can walk along the water to the Outer Alster lake. The Hamburger Meile shopping center, with a cinema, two gyms, and over 150 shops, is right next door. Here you'll find numerous shopping opportunities and shops for everyday needs. The Ernst Deutsch Theater and other cultural venues are also nearby. Good and quick transport links to the city center.
Description
Very well equipped and modernized high rise apartment with far reaching views over the rooftops of Hamburg. Modern furnished and decorated in harmonious colors, the 1 room apartment in Hamburg Barmbek offers approx. 39 sqm of living space on the 11th floor, accessible by elevator. Design vinyl and tile flooring create a well kept impression, and the apartment is heated via central heating. The high rise was built in 1972.
The living and sleeping areas are cleverly divided. The kitchen is separate but has a large opening to the dining area with a table and two chairs. The living area includes a cozy seating group as well as a smart TV with an internet IP connection and a smart speaker. The Philips Hue lighting can be adjusted individually. Pleated blinds on the windows provide darkening and heat protection. A large wardrobe offers plenty of storage space for clothing. The sleeping area has a double bed (160 x 200 cm) with a continuous mattress.
Comforters, bed linens, towels, and pillows are provided.
The compact kitchen is modern and fully equipped with plenty of storage space and countertops, as well as an oven, a ceramic cooktop with four burners, a range hood, a dishwasher, and a fridge freezer. An espresso machine, tableware, kitchen towels, and cookware are also provided. The approx. 6 sqm modernized bathroom has a shower, a sink, and a toilet.
A shared washing machine and dryer are available to all residents of the building in the basement for a cost sharing fee.
A lockable bicycle parking space is located in the basement. A doorman is on site daily from 4 pm to 11 pm.
The building is currently covered in scaffolding netting due to construction work, which barely affects the view. It is not yet known when the netting will be removed.
The apartment is suitable for a maximum of two lessees and is not intended for shared living. A dog or cat is not allowed. Heating, gas, water, and electricity are already included in the rent as a flat rate, which also includes 7 percent VAT, the sales tax can be itemized upon request. The broadcasting fee is paid separately. An internet connection with DSL, WLAN, and 250 Mbit is available.

Can I book the interim apartment immediately?
You want to book a furnished apartment right away? Many lessors agree to rent their apartments without a personal appointment. Just register with us online and let us know which apartment you want to book directly. Then we’ll take care of the arrangements. As soon as the lessor agrees, you will receive your booking confirmation and we will draw up the rental contract. As an agency directly on site in Hamburg, all apartments are known to us and were photographed by our photographer.
Can I visit the temporary apartment beforehand?
You are already in Hamburg and would like to visit the apartment before deciding? We’ve got you! City-Wohnen Hamburg lessors choose whether they keep the keys and make appointments directly with you or if City-Wohnen takes care of the keys, scheduling, and showing the apartment. You will always get an individual appointment. We do not have group appointments with many apartment applicants.
What is included in the rent?
Usually, the rent listed includes all ancillary costs. If any costs are not included, these exceptions are noted in the apartment description. In the case of a lump-sum rent, there is no further billing according to actual consumption. Sometimes consumption costs, electricity and water for example, are set as an advance payment. Do I have to pay a commission?
No. For you the lessee, the apartment brokerage is free of charge as per German law (Article 1, section 1a of the WohnVermittG).
Information about the broadcasting fee
The broadcasting fee is usually included. If it isn’t, you must register the apartment with the public broadcasters (Rundfunkanstalt) and pay the fee yourself. This obligation exists even if there is no radio or television set in the apartment. The contribution is currently € 18.36 per month and per apartment, billed quarterly. (As of 01/23).

In general, registration with the Hamburg authorities is possible for all furnished apartments brokered through City-Wohnen. Lessors are legally obligated to provide this confirmation. In most cases, we prepare the housing provider confirmation for you.

Apartment availability and updates
Our website is updated several times a day. Despite our best efforts to keep the website current, there may be short notice changes due to direct bookings, changes in dates or conditions, etc. Therefore, City-Wohnen Hamburg cannot guarantee availability, but if an apartment is already rented, we will be happy to keep looking for the perfect apartment for you!
Liability regarding apartment details
All apartment descriptions are based on information provided by the lessors. City-Wohnen therefore assumes no liability for the accuracy of the information. In particular, details regarding living space (given in square meters) has not been re-verified or re-calculated.
All apartments are photographed by City-Wohnen at the time of the initial commissioning. In some cases, the lessors’ own photos are published if the photo session does not take place immediately after the commissioning. Whether or not there is an apartment inspection immediately before a handover depends on the service package selected by the lessor. The year of construction is not verified by an inspection of the building authority’s file.
